Brisbane Property Outlook I Navigating Challenges & Opportunities

The Brisbane property market in 2025 is expected to present both challenges and opportunities for developers and investors. Inflation is easing, but the timing and depth of future interest rates cuts remain uncertain. Despite cautious optimism around economic stability due to cooling inflation, several risks persist: particularly labour shortages and ongoing supply chain disruptions which continue to impact South-East Queensland’s broader market.

One of the primary concerns is the sharp rise in construction costs, especially in the high-rise residential sector due to rising material and labour costs. With Brisbane hosting the upcoming 2032 Olympic games, the demand for construction is set to continue to escalate at a time when labour is already strained. Government-led infrastructure projects that support the Olympics, are expected to stimulate long-term growth across various property sectors—especially in transport-oriented developments and mixed-use precincts. There is also a call for a focus on post-Olympic projects to avoid a potential slowdown in activity, similar to what occurred in Sydney after the 2000 Olympics.

With the days of affordable housing products now behind us with minimum sales rates now closer to $13,000 per sqm, the ongoing supply shortage in Brisbane’s apartment market is expected to persist as developers continue to navigate project feasibility pressures.

As Brisbane moves into 2025, developers, investors, and policymakers will face a complex landscape that, while challenging, offers significant opportunities. While the economic environment indicates relative stability, key risks such as escalating construction costs and ongoing interest rate fluctuations remain. Industry experts agree that those who can adapt their strategies to these shifting dynamics will be best positioned for success in Brisbane’s evolving property market.
